New Jersey Property Tax Relief for Seniors 2026
Every statewide property tax break New Jersey offers older homeowners that we could confirm on an official page: the type of relief, the age and income limits, the amount, how to apply and the deadline.
New Jersey has no traditional senior homestead exemption. Seniors get relief mainly through three state programs claimed on one combined application, Form PAS-1: Senior Freeze, ANCHOR and Stay NJ. Senior Freeze reimburses property tax increases over a base year (income limit $172,475 for 2025). ANCHOR pays homeowners up to $1,500. Stay NJ pays homeowners 65+ with income up to $200,000 a maximum of $6,500 for 2027. Seniors with income of $10,000 or less can also get a $250 local deduction. The Division of Taxation lists no statewide senior property tax deferral program. (sources)
