California Property Tax Relief for Seniors 2026
Every statewide property tax break California offers older homeowners that we could confirm on an official page: the type of relief, the age and income limits, the amount, how to apply and the deadline.
California has no statewide homestead exemption, assessment freeze or circuit-breaker credit just for people 65 or older. Older homeowners rely on Proposition 13's base-year assessment limits like everyone else. The senior-specific programs are two. The State Controller's Property Tax Postponement lets homeowners aged 62+ defer current-year property taxes; for 2026-27, household income must be $57,002 or less and the owner needs at least 40% equity. Under Proposition 19, homeowners aged 55+ can move their low taxable value to a replacement home anywhere in the state, up to three times. Every owner-occupant also gets the $7,000 Homeowners' Exemption. (sources)
